Rental Applicants and Prospective Tenants
QUALIFYING FOR A RENTAL
 
INCOME: In order to rent a residential home from Rapid Rents Property Management Inc., applicants must be able to show that their monthly income is equal to or greater than 3 times the monthly rent. We consider all verifiable income of all applicants in the household. Self-employed persons may need to submit tax returns and / or bank statements.
 
CREDIT REPORTS: The credit report is one of several factors we use in choosing a tenant. Although a high credit rating is preferable, we recognize that many potentially great tenants have had credit problems in the past. If your credit history is less than perfect we will look to see how long ago your credit problems occurred and assess where you are today. If you have little or no credit history it will not affect your application in a negative way. As far as we’re concerned no credit equals good credit.
 
REFERENCES: We will want to contact your current and perhaps your former landlord for references. The rental reference is an extremely important factor in evaluating prospective tenants so make sure your application includes accurate phone numbers for your current and former landlord. NO Evictions 
 
PETS: Some of our properties accept pets and some do not. If we are able to accept pets our ads will clearly state that pets are accepted or that pets are negotiable.   Cats must be spayed or neutered and in some cases they must be indoor cats.  
 
SELECTION PROCESS: Selecting a tenant from several qualified applicants is not easy. We use all of the above factors in combination in choosing a tenant. It does not matter if you are the first to see an apartment or the last. 
 
SIGNING A LEASE: If you are selected for an apartment or house you will have 24 hours from the time we offer you the apartment or house to sign a security deposit agreement and deliver the full security deposit to us (all leases are a minimum 12 month leases). The first month’s rent will be due at the start of the lease and before you are given possession of the property. Both the security deposit and the first months’ rent must be paid with a cashier’s check or money order (payable to Rapid Rents Property Management Inc.). Thereafter rent can be paid through Electronic Fund Transfer-Electronic Funds transfer are made on 5th of each month. We also accept credit card payments (Visa, Mastercard, Discovery) on the 1st. or you can continue paying rent by certified checks.
