PROGRAM 1:     FULL SERVICE MANAGEMENT
  1. We personally show your property for rent.
  2. Property are added to our free rental list and web site www.RapidRents.biz.
  3. Property are also added to web sites  www.hotpads.com, www.doorsteps.comwww.craigslist.org, www.zillow.com, www.trulia.com & syndicated to many other websites.
  4. We fully screen all adult applicants who will reside in the property which include:1. Credit check. 2. Employment. 3. Landlord verification. 4. Unlawful detainer check.                                                                        
  5. A move in condition report will be completed upon approval of application.
  6. Owner receives a copy of the fully signed lease agreement.
  7. We collect the monthly rent checks.
  8. We handle all the maintenance calls and schedule the appropriate vendor out to the property.
  9. There is no surcharge on any vendor invoices.
  10. We serve any applicable notices to the tenants (i.e. rent increases, notice of changes, 3 day pay or quit).
  11. We can pay your monthly utilities bills, gardeners, mortgages, etc upon your request (there is no extra fee for this service).
  12. Monthly statements, documents and copies can be viewed through our secure website.
  13. We do an annual interior/exterior inspection of your property and you will receive a copy of that report.
  14. Complete tenant move in / move out inspection report.
  15. Turn-arounds on vacant properties done quickly and cost effectively.
  16. Periodic drive-bys of your property.
  17. In the event we have an eviction, we will go to court at no additional fees.           
 
PROGRAM 2:    RENT UP ONLY
  1. We personally show your property for rent.
  2. Properties are added to our free rental list and web site www.RapidRents.biz.
  3. Property are also added to web sites www.hotpads.com, www.doorsteps.com, www.craigslist.org, www.zillow.com, www.trulia.com & syndicate to many other websites.
  4. We fully screen all adult applicants who will reside in the property which include: 1. Credit check. 2. Employment. 3. Landlord verification. 4. Unlawful detainer check.
  5. Owner makes final decision on application(s) based on background check/ screening.
  6. A move in condition report will be completed upon approval of application.
  7. Owner receives all of the original documentation on the tenants, leases, application(s), and move in condition report.
  8. Owner manages the property on a monthly basis after the tenants have been placed in the property. Owner responsible for tenant move-out, and completion of security deposit reconciliation.
